Where to obtain records

San Juan County Treasurer — Real Property Tax Records

County tax office / records-request guidance

Contact the office for delinquent property tax records. This guide does not confirm an online search or current bill list.

How to find the information

Use the current Treasurer page and contact the office for the requested tax-account history or existing delinquent real-estate file. The county identifies the Treasurer as the real-property tax collection, distribution and reconciliation office. For an existing delinquent real-estate report, year-by-year account history or current balance, contact the San Juan County Treasurer at 435-587-3237 ext. 2. Specify the parcel/account identifier, tax years, report as-of date, real-property scope and preferred electronic-copy or inspection format. Ask which existing record is available and obtain any copy/export or certification fee estimate before ordering. Published office address: P.O. Box 817, 117 S. Main Street, Monticello, UT 84535.

What to ask for

“I am looking for publicly available delinquent real-property tax records for San Juan County for [tax year]. Which office maintains these records? Is there an online search or downloadable list? If not, how can I request a copy, and what fees apply?”

Have the property address, parcel number, owner name, and tax year ready when searching for a particular property.

County-specific notes

The state directory’s older /treasurer route could not be inspected; the current county page is /225/Treasurer. Online payment/prepayment instructions do not establish a public countywide delinquency database. A prepayment coupon book is based on prior-year amounts and is not proof that the current bill is paid. Source verification concerns records-access guidance, not a certification of taxpayer balances. No taxpayer query, payment, account registration or records-request submission was performed; no owner-level data are included in this import.

We help you locate records; we do not store taxpayer lists, determine delinquency, collect taxes, or sell tax liens. Confirm balances, payment status, deadlines, and fees with the responsible office. A tax-sale list is not a complete list of delinquent accounts.
