How to find the information

Use the county-linked Tax Information Search. Its search instructions accept a parcel number in XX-XXXX-XXXX format, owner name with last name first, or property address with street name first; use a portion of the name if needed. The actual search box and instructions were inspected, without submitting criteria. For an existing delinquent real-estate report, year-by-year account history or current balance, contact the Grand County Treasurer at 435-259-1338. Specify the parcel/account identifier, tax years, report as-of date, real-property scope and preferred electronic-copy or inspection format. Ask which existing record is available and obtain any copy/export or certification fee estimate before ordering. Published office address: 125 E. Center Street, Moab, UT 84532.

What to ask for

“I am looking for publicly available delinquent real-property tax records for Grand County for [tax year]. Which office maintains these records? Is there an online search or downloadable list? If not, how can I request a copy, and what fees apply?”

Have the property address, parcel number, owner name, and tax year ready when searching for a particular property.

County-specific notes

The county says Tax Master/Tax Roll downloads are generally monthly and directs users to the document’s actual download date. It says current-year tax notices are not available until early November. Neither a monthly master file nor an annual notice certifies a present delinquent payoff. Source verification concerns records-access guidance, not a certification of taxpayer balances. No taxpayer query, payment, account registration or records-request submission was performed; no owner-level data are included in this import.

An independent directory, not a government agency.

We help you locate records; we do not store taxpayer lists, determine delinquency, collect taxes, or sell tax liens. Confirm balances, payment status, deadlines, and fees with the responsible office. A tax-sale list is not a complete list of delinquent accounts.
