County tax-records access guidanceHow to find the information
The official Treasurer office and its county-branded EagleWeb entry publish 505-334-9421. The portal’s instructions say Account ID includes its alphabetic prefix and is found on the upper-right of the tax coupon. Ask Treasury for an existing unpaid ledger, missing years or a dated payoff.
For an existing delinquent real-property report, parcel account/payment ledger, statement copy or dated payoff, provide the county account/owner/parcel ID if known, tax years, desired as-of date and preferred inspection or electronic-copy format. Ask which principal taxes, penalties, interest and county/state costs are included, whether the account is state-referred, and whether recent payments have posted. Confirm any inspection, copy, certification or extract charge. An assessment, recorded lien, payment screen or dated sale list does not certify today’s unpaid balance.
What to ask for
“I am looking for publicly available delinquent real-property tax records for San Juan County for [tax year]. Which office maintains these records? Is there an online search or downloadable list? If not, how can I request a copy, and what fees apply?”
Have the property address, parcel number, owner name, and tax year ready when searching for a particular property.
