Where to obtain records
Union County municipal routing; example: Elizabeth Tax Collector
Elizabeth tax-records guidance (municipal example)How to find the information
Start with the municipality where the parcel lies. New Jersey municipal collectors hold the local collection account, even when the bill includes county or school charges. The example below covers Elizabeth only. For another place in Union County, use the Office website link to the state’s County and Municipal Web Sites directory, then confirm the municipality’s official collector and public-records custodian. That directory cautions that some listed sites may not be official.
For City of Elizabeth property, use Tax Collector – Division of Revenue. The published page lists the Tax Office number 908-820-4111, COE-TaxCollector@elizabethnj.org, and separate Billing & Tax Payment, Lien Redemption and Tax Sale routes.
For records beyond the published page, ask the responsible collector for an existing delinquent real-estate report, account/payment ledger or current lien-redemption calculation. Identify the municipality, block/lot/qualifier or tax-account ID, years, desired as-of date and preferred inspection/electronic-copy format. Ask whether tax, sewer, water and other municipal charges are separate. For a formal existing-records request, use that municipality’s records custodian/OPRA route; confirm any copying, extract or certification charges before ordering.
What to ask for
“I am looking for publicly available delinquent real-property tax records for Union County for [tax year]. Which office maintains these records? Is there an online search or downloadable list? If not, how can I request a copy, and what fees apply?”
Have the property address, parcel number, owner name, and tax year ready when searching for a particular property.
County-specific notes
The city expressly describes both current and delinquent collection and says its sale covers prior-fiscal-year municipal charges including taxes, water and sewer. A mixed-charge sale list is not a real-estate-tax-only ledger. County and school budget components do not make this office a countywide collector. Request redemption details through the appropriate office route. Reviewed status concerns source/access guidance, not certified taxpayer liability. Tax-sale notices, recorded liens, assessed values and current collector balances have different coverage. No taxpayer rows, sale-list attachments or account results are reproduced.
