Where to look, which office to contact, and how to request records.
Where to obtain records
Essex County municipal routing; example: Montclair Tax Collector
Montclair tax-records guidance (municipal example)How to find the information
Start with the municipality where the parcel lies. New Jersey municipal collectors hold the local collection account, even when the bill includes county or school charges. The example below covers Montclair only. For another place in Essex County, use the Office website link to the state’s County and Municipal Web Sites directory, then confirm the municipality’s official collector and public-records custodian. That directory cautions that some listed sites may not be official.
For Montclair property, use the Tax, Water and Sewer office within Finance and Taxes. Its guidance links a combined tax/utility payment portal and lists tax billing contacts 973-509-4923, 4922 and 4921. Use 973-509-4921 for the Tax Collector contact shown here.
For records beyond the published page, ask the responsible collector for an existing delinquent real-estate report, account/payment ledger or current lien-redemption calculation. Identify the municipality, block/lot/qualifier or tax-account ID, years, desired as-of date and preferred inspection/electronic-copy format. Ask whether tax, sewer, water and other municipal charges are separate. For a formal existing-records request, use that municipality’s records custodian/OPRA route; confirm any copying, extract or certification charges before ordering.
What to ask for
“I am looking for publicly available delinquent real-property tax records for Essex County for [tax year]. Which office maintains these records? Is there an online search or downloadable list? If not, how can I request a copy, and what fees apply?”
Have the property address, parcel number, owner name, and tax year ready when searching for a particular property.
County-specific notes
A payment-confirmation email is described as a pending payment routed for verification, so it does not by itself certify the final posted account balance. Separate real-estate tax from water and sewer charges when requesting the ledger or delinquency report. No downstream tax-account search was tested. Reviewed status concerns source/access guidance, not certified taxpayer liability. Tax-sale notices, recorded liens, assessed values and current collector balances have different coverage. No taxpayer rows, sale-list attachments or account results are reproduced.
