How to find the information

The county separates Current Tax Sale Listing, Historical Tax Sale Results and Excess Tax Sale Proceeds. Its listing is labeled May 8, 2026 and the excess-proceeds section carries a separate September 28, 2026 date. Treasury handles county policy questions at 301-600-1111; RealAuction support concerns the auction software. Request an existing collection ledger or dated certificate/redemption amount through Treasury.

For existing records, provide the account/parcel identifier, tax or fiscal year and desired as-of date. Specify an ordinary unpaid collection ledger, dated tax-sale advertisement, certificate history or a current redemption quote. Ask whether municipal bills, utilities, special assessments, penalties, interest, later taxes and certificate-holder costs are included. Confirm inspection, electronic-copy, certification, research and extract charges before ordering. SDAT ownership/assessment data, a payment receipt and an old sale list do not certify the complete current amount due.

What to ask for

“I am looking for publicly available delinquent real-property tax records for Frederick County for [tax year]. Which office maintains these records? Is there an online search or downloadable list? If not, how can I request a copy, and what fees apply?”

Have the property address, parcel number, owner name, and tax year ready when searching for a particular property.

County-specific notes

Excess proceeds are not delinquency balances. Bidder registration and vendor support do not establish that registration is required for every public record view. Reviewed October 28, 2026. Published directions and service labels are not tested account results. No taxpayer criteria, account creation, CAPTCHA completion, record-request submission, bidder enrollment or payment was performed. No owner-list attachments or taxpayer rows are reproduced.

An independent directory, not a government agency.

We help you locate records; we do not store taxpayer lists, determine delinquency, collect taxes, or sell tax liens. Confirm balances, payment status, deadlines, and fees with the responsible office. A tax-sale list is not a complete list of delinquent accounts.
