Where to obtain records

Montgomery County Treasurer / Collector; County Clerk for sold-tax redemption

Official county tax-records access guidance

How to find the information

The Treasurer’s current notice says Montgomery County will acquire delinquent real-estate taxes as trustee beginning with 2025 payable 2026; delinquent mobile-home taxes remain offered separately to private buyers. Its site also provides Tax Collector Books. Ask for the existing unpaid ledger or annual delinquency list for the appropriate category.

To obtain existing unpaid-tax records, provide the parcel/PIN, tax year, payable year and desired as-of date. Specify whether you need current collection history, the annual delinquency publication, tax-sale/certificate history or a dated redemption estimate. Ask whether subsequent taxes, interest, penalties, costs and recent payments are included. Confirm inspection, electronic-copy, research, certification and extract fees with the office. Assessor valuations, ordinary property sales, trustee-auction catalogs and payment receipts do not by themselves certify every unpaid obligation.

What to ask for

“I am looking for publicly available delinquent real-property tax records for Montgomery County for [tax year]. Which office maintains these records? Is there an online search or downloadable list? If not, how can I request a copy, and what fees apply?”

Have the property address, parcel number, owner name, and tax year ready when searching for a particular property.

County-specific notes

A collector book can cover paid and unpaid accounts. The Clerk’s Property Taxes page directs pre-sale list/procedure questions to the Treasurer and distinguishes them from post-sale redemption. Reviewed October 28, 2026. County notices can change, and older calendars remain on some sites. No taxpayer query, CAPTCHA completion, account registration, record-request submission, bidder enrollment, upload or payment was performed. No owner-list attachments or taxpayer rows are included.

We help you locate records; we do not store taxpayer lists, determine delinquency, collect taxes, or sell tax liens. Confirm balances, payment status, deadlines, and fees with the responsible office. A tax-sale list is not a complete list of delinquent accounts.
