PROPERTY TAX RESEARCH, MADE SIMPLER
San Miguel County, Colorado
Where to look, which office to contact, and how to request records.
Where to obtain records
San Miguel County Treasurer / Property Tax Records
Official county tax-records access guidanceHow to find the information
The county’s How To Use instructions say to acknowledge the notice, select Public User Login, search an account and open the account summary. The summary can provide a tax statement, taxes-due summary, receipts and tax/payment history. Contact 970-728-4451 for existing unpaid records not resolved by those views.
For an existing delinquent real-property report, parcel account/payment ledger, Statement of Taxes Due or dated tax-lien redemption amount, provide the account/parcel/schedule reference, tax years and desired as-of date. Ask whether current delinquency, sold or county-held liens, later endorsements, interest and advertising/redemption costs are included and whether recent payments have posted. Confirm inspection, electronic-copy, certification, research and extract fees. Assessor valuations, loan foreclosures and dated sale lists do not certify today’s unpaid balance.
What to ask for
“I am looking for publicly available delinquent real-property tax records for San Miguel County for [tax year]. Which office maintains these records? Is there an online search or downloadable list? If not, how can I request a copy, and what fees apply?”
Have the property address, parcel number, owner name, and tax year ready when searching for a particular property.
County-specific notes
The county instructions mention a name search, while generic service Help contains an owner-search-unavailable warning. Use an account number to avoid relying on inconsistent name-search guidance. Public login is not account registration. No taxpayer query, account registration, CAPTCHA completion, public-records request, bidder registration, upload or payment was submitted. No taxpayer rows or owner-list attachments are included.
