Official tax-records access guidanceHow to find the information
The current portal guidance covers secured, defaulted, supplemental and escape bills using parcel number or current mailing address; unsecured bills use year and bill number. Legal Ads separately lists 2026 default/delinquency and auction notices. Ask Treasury for an existing unpaid ledger or a dated amount when online details are insufficient.
For an existing delinquent secured-property report, parcel account/payment ledger, bill copy or dated redemption amount, provide the parcel/account/assessment reference, fiscal years, desired as-of date and inspection or electronic-copy format. Ask which current, supplemental, defaulted and payment-plan amounts are included, whether recent payments have posted, and whether any power-to-sell or sale status applies. Confirm record-copy, certification, research or extract fees. A valuation roll, recorded lien, payment screen or dated sale inventory does not certify today’s unpaid balance.
What to ask for
“I am looking for publicly available delinquent real-property tax records for San Diego County for [tax year]. Which office maintains these records? Is there an online search or downloadable list? If not, how can I request a copy, and what fees apply?”
Have the property address, parcel number, owner name, and tax year ready when searching for a particular property.
County-specific notes
The separate Prior-Year Property Tax Records archive is a June 30 snapshot of PAID secured taxes and excludes unsecured/defaulted records. A record-not-found response there does not certify that a parcel has no unpaid tax. No taxpayer query, account registration, CAPTCHA verification, records-request submission, upload or payment was made. No taxpayer rows or owner-list attachments are included.
